Garforth is the value option of the three, and the one that surprises people. It sits on the east side of Leeds, past the ring road, with two railway stations, a long main street of its own and a lot of good-sized family houses at prices that make the north side of the city look expensive.

The housing is mostly semis and detached houses from the post-war decades, with gardens and driveways as standard, plus some older terraces near the main street and newer estates on the edges. It is a practical place rather than a pretty one, and that is reflected in the price.

The commute is better than most people assume. Trains from either station reach Leeds in about a quarter of an hour, and the M1 and A1 are a few minutes away, which matters for anyone whose job involves driving around Yorkshire rather than sitting in the centre.

Who it suits: families who want a house and a garden on a train line and would rather spend the difference on the house than the postcode, and anyone working across the region by car. If you want a village feel or a smart high street, Horsforth will suit you better.

From Matthew

Garforth has two stations, Garforth and East Garforth, both on the line into Leeds with trains taking around fifteen minutes, and the same line runs east to York and Selby. Which station is closer depends on the street. Buses run along Main Street into the city. By car this is the best-connected of the three areas: the A1(M) and the M1 are a few minutes away, which puts York, Wakefield, Sheffield and the airport within easy reach, and most houses have a driveway. Driving into the centre of Leeds at peak times is slow, so people here tend to drive for the region and take the train for the city. The journey times on this page are measured from the pin on the map to Leeds station.

What to check in Garforth

  • Check which of the two stations is nearer the house and walk the route.
  • Ask about the driveway and garage; most houses have one, but not all.
  • Houses are mostly post-war, so check the EPC, the boiler and whether the windows are double glazed.
  • Ask about the garden and who maintains it.
  • If schools matter, check admissions distances from the exact address.
  • Confirm whether the house is let furnished or unfurnished; unfurnished is the norm here.
  • Streets near Main Street and the stations are busier; a few roads back is quieter.
  • Ask about flood history for houses near the becks on the edge of the area; the Environment Agency map shows it for the exact address.
