Leeds Dock is where I send people who want to be in the city without living above a bar. It is a cluster of modern blocks around the old dock on the river, a short walk from the station and the financial district, with the Royal Armouries on one side and the water on the other. It is quieter than the streets around the Corn Exchange and Call Lane, and a lot of the people who live here walk to work.
It is all flats, mostly one and two bedroom, in blocks built over the last twenty years. Many come with parking, which is rarer in the centre than people expect, and some have a gym. A water taxi runs to the station on weekdays, which is a small thing that people love.
The trade-off is that it is a slightly separate place. The shops and restaurants are a walk away rather than downstairs, and it can feel quiet at the weekend. For people who want that, it is ideal.
Who it suits: people arriving alone or as a couple for a job in the centre who want a modern flat, a short walk to work and somewhere calm to come back to. Families and anyone who needs a house should look at the other two.

Leeds Dock is a ten-minute walk from Leeds station along the river, or a few minutes on the water taxi that runs between the dock and the station on weekdays. The financial district around Wellington Place is a little further on foot. Buses run along the main roads either side of the dock, and the bus station is close. By car you are next to the inner ring road, with the M1 and M621 a few minutes away, which makes the airport and the rest of Yorkshire easy; most blocks here include a parking space, which is one of the area's practical advantages over the rest of the centre. The journey times on this page are measured from the pin on the map to Leeds station.
What to check in Leeds Dock
- Ask whether a parking space is included and whether it is allocated or first come first served.
- Check what the service charge covers and whether it affects the rent the landlord will accept.
- Ask which way the flat faces; the dock-side flats get the view and the light, the road-side ones get the noise.
- Confirm the heating system and how it is billed, as some blocks use communal heat.
- Furnished is the norm here; check the inventory down to the appliances.
- Ask about bike storage if you will cycle to work.
- Visit on a weekend as well as a weekday to see how quiet it gets.
- Ask about tenancy length and break clauses; some blocks only offer fixed terms.
