Kings Heath is the value option of the three and the one that surprises people. It is about four miles south of the centre, it has a long high street with a real mix of shops, and York Road has become the place for coffee, music and food. It has a younger, more creative feel than Harborne and the houses cost noticeably less.
The housing is mostly Victorian and Edwardian terraces, with bigger semis towards Moseley and smaller terraces on the other side of the High Street. Most houses have gardens; driveways are rarer.
The missing piece has always been the railway. Kings Heath station on the Camp Hill line has been rebuilt, and whether it is running changes the commute completely, so check the current position before you rely on it.
For couples and young families who want a house with a garden and a high street they will actually use, it is the one I show first.

Buses run along the High Street into the centre in around thirty minutes. By car it is twenty minutes to the centre outside the peaks, and the M42 is reachable for the airport and Solihull. Check the status of Kings Heath station on the Camp Hill line; if trains are running, it is the best option.
