Canary Wharf is the easiest London move I do and the one people are most unsure about beforehand. It is almost entirely flats in modern towers, most of them built in the last twenty years, with a concierge, a gym and often a pool in the building. If you are arriving from abroad for a job in finance, law or consulting, this is where a large share of your new colleagues will be living.
What it is not is old London. The streets are clean, planned and quiet at night, and some people find that soulless. Others, especially after a long-haul flight and a hard first month, find it a relief. The Jubilee and Elizabeth lines put the City, the West End and Heathrow within easy reach, and the river boats are a pleasant way in.
Houses do not exist here in any number, so families wanting a garden should look at the other two areas. Rents are high but the flats are large by London standards and bills are usually predictable in a new block.
Who it suits: people arriving alone or as a couple, working in the City or Docklands, who want a modern flat and a short commute and are happy to find their social life elsewhere in the city.

From Matthew
Canary Wharf has its own stations on the Jubilee line and the Elizabeth line, plus the DLR, which between them cover the City, the West End, Stratford and Heathrow without a change. The Thames Clipper river boats run from the pier into central London and are a calm alternative on a nice day. Most people here do not keep a car: parking in the blocks is scarce and expensive, and the roads out of the estate are slow at peak times. If you work in the City, cycling along the river is quick and flat. The journey times on this page are measured from the pin on the map to Bank.
What to check in Canary Wharf
- Ask which line the building is nearest to; the estate is bigger than it looks and the walk to the Elizabeth line can be ten minutes from the far end.
- Check what the service charge covers and whether gym, pool and concierge are included or extra.
- Ask whether the flat faces the water or the inner courtyard, as the view and the light vary enormously within one block.
- Confirm whether heating and hot water come from a communal system and how they are billed.
- Ask about the building's rules on pets and on working from home with visitors.
- Furnished is standard here; check the inventory down to the kitchen equipment.
- Visit on a weekend as well as a weekday, since the estate changes character when the offices empty.
- Ask about tenancy length and break clauses; many blocks are run by one landlord with fixed terms.
