Walthamstow is the area I suggest when a family has looked at the first two and done the sums. It sits at the top of the Victoria line, which puts the West End within about twenty minutes, and it still has streets of Victorian terraces at prices that make a house with a garden possible for people who assumed London meant a flat.

It has changed a lot in the last ten years. The Village, a cluster of old streets around a church and a small green, is the pretty part and the most expensive. The High Street has one of the longest street markets in Europe and the area around it is busy and mixed. Lloyd Park and the Wetlands give you more green space than most of inner London, and the reservoirs make for a surprisingly quiet edge to the area.

The trade-off is that it is a working area rather than a polished one, and some streets are much nicer than others, so where you are within Walthamstow matters more than in Wimbledon.

Who it suits: families and couples who want a house and a garden on a tube line and are prepared to pick their street carefully. If you want a finished, quiet suburb, Wimbledon will suit you better.

From Matthew

Walthamstow Central is the end of the Victoria line, which means a seat in the morning and a direct run to King's Cross, Oxford Circus and Victoria. The Overground from the same station goes to Liverpool Street for the City, and a second Overground line runs through Walthamstow Queen's Road and Blackhorse Road. Buses are frequent along the High Street and Hoe Street. By car the North Circular is close for the M11 and Stansted, but driving into central London is not practical for a daily commute. Cycling into the City along the Lea Valley is popular and mostly off-road. The journey times on this page are measured from the pin on the map to Bank.

What to check in Walthamstow

  • Walk the street at different times of day before you commit; the quality varies house by house.
  • Check which station is nearest; Walthamstow Central, Queen's Road, Blackhorse Road and St James Street serve different ends of the area.
  • Most streets are permit parking; ask whether a permit is available for the address.
  • Houses are mostly Victorian terraces, so check the EPC, the damp course and the state of the roof.
  • Ask about the garden and who maintains it.
  • If schools matter, check admissions distances from the exact address.
  • Confirm whether the house is let furnished or unfurnished.
  • Streets off the High Street are lively on market days; view on a Saturday if noise matters.
