Redland is the family suburb I recommend most often in Bristol. It sits north of the centre between Clifton and Bishopston, it has the Downs at the top of the hill and the shops and cafes of Chandos Road and Whiteladies Road within walking distance, and it has some of the most popular state schools in the city, which is why most families come here.

The housing is mostly big Victorian terraces and semis, with a lot of the larger houses split into flats. Gardens are normal, driveways rare. It is one of the more expensive suburbs in the city and good houses go within days of being listed.

The catchment lines for the popular schools are tight and move year to year, so check the exact address before you fall for a house.

If the budget does not stretch, Bishopston next door is the usual alternative, and Southville across the river is the one I show when people want more space for the money.

What to check in Redland

  • Check school admissions distances from the exact address.
  • Ask about parking; most streets are residents’ permits.
  • On the big Victorian houses check the EPC and the heating bills.
  • If it is a converted flat, ask about the service charge and who manages the building.
  • Ask how long it has been on the market; the good ones go fast.
