Southville is the value option of the three and the one that has changed the most. It is just south of the river from the Harbourside, it has North Street as a high street with the Tobacco Factory, the independent shops and the cafes, and it has a younger, more creative feel than the north of the city. It is still not cheap by northern standards, but you get noticeably more for your money than in Redland or Clifton.
The housing is mostly Victorian terraces, two and three bedrooms, with small gardens and almost no driveways. Flats are rarer here than in the other two areas, so it suits couples and young families who want a house.
The commute is the trade-off. There is no station, so it is buses, the bike or a walk across the river, which is twenty minutes to the centre.

What to check in Southville
- Ask about parking; it is residents’ permits and tight.
- On older terraces check the EPC, the boiler and for damp.
- Walk North Street and the side streets at different times of day.
- Check school admissions distances from the exact address.
- Ask whether the garden gets any sun; the terraces face different ways.
