Ancoats is the newest of the three and the one that has changed most in my time in Manchester. Twenty years ago it was empty mills; now it is the part of the city centre people ask for by name, with Cutting Room Square at its heart and the marina at New Islington on the other side.

It is almost entirely flats. Most are in converted mills or new blocks, a lot of them built in the last ten years, and the standard is high: proper bedrooms, good insulation, bike stores and often a gym or a roof terrace. Houses barely exist here, so if you need one, look at the other two areas.

What you are paying for is the location. Piccadilly station and the Northern Quarter are a short walk, and most people here do not own a car, which is a relief because parking is scarce and expensive. It is lively in the evening and quieter than you would expect overnight once you are a street or two back from the square.

Who it suits: people arriving alone or as a couple, working in or near the centre, who want to walk everywhere and settle in quickly. Less good for families, for anyone who needs a car, or for anyone whose budget is the main constraint.

From Matthew

Most people in Ancoats walk. Piccadilly station is around ten minutes on foot from the square, and the Northern Quarter and Market Street are closer still. The New Islington tram stop sits on the eastern edge of the area, on the line to Piccadilly and out towards Ashton, and buses run along Oldham Road and Great Ancoats Street. By car you are on the inner ring road, which makes the M60 and the airport reachable, but parking is the problem: few buildings include a space and on-street parking is heavily restricted, so check what comes with the flat before relying on a car. The journey times on this page are measured from the pin on the map to St Peter's Square.

What to check in Ancoats

  • Ask whether a parking space is included; most flats here come without one and resident permits are limited.
  • Check the service charge and what it covers, as new blocks vary a lot and it affects the rent that landlords will accept.
  • Ask which floor and which side the flat faces; the square and the main roads are noisy at night, the canal side is not.
  • Check the building has a lift if you are above the second floor; some mill conversions do not.
  • Furnished is the norm here, so confirm exactly what stays, down to the appliances.
  • Look at the bike storage if you will cycle, and whether it is secure and inside the building.
  • Visit on a Friday or Saturday evening before you commit, so you know what the street sounds like.
  • Ask how long the current tenancy agreements are; some newer blocks only offer twelve months with no break clause.
