I have let homes in Manchester for sixteen years, and most of the people I help arrive with the same question: not whether Manchester is a good move, but which part of it. The answer depends on three things, where you will work, what you want to spend, and whether you need schools, and the city sorts itself out quite neatly once you know those.

The centre and the neighbourhoods just outside it are mostly flats, many of them new, and suit people who want to walk to work and have the city on their doorstep. South along the tram lines are the established suburbs with Victorian houses, good schools and a village feel, which is where most relocating families end up. North and east are cheaper and quieter, with a shorter journey into town than people expect, and often the better value.

The three areas here are not a ranking. They are places I know well and keep coming back to, chosen so there is one of each kind. The figures on each page come from live listings and public data, and I write the rest myself. Which one fits you is what the Blueprint is for.
