Prestwich is the value option of the three, and the one I find myself recommending most to families who assumed they could not afford to live near the tram. It sits north of the city in the Bury council area, which matters for council tax and schools, and it has its own village centre along Bury New Road with a proper run of independent cafes, bars and shops that has improved year on year.
The housing is mostly semis and terraces, with some larger houses around Sedgley Park and towards Heaton Park, and a smaller number of flats above the shops and in a few newer blocks. You get noticeably more house for the money than you would south of the city, and gardens are the norm rather than the exception.
Heaton Park is the big draw: one of the largest municipal parks in Europe is on your doorstep, with the tram running along its edge. The journey into town is shorter than most people from the south side expect, and the M60 is a few minutes away, which makes the airport and the motorway network easy.
Who it suits: families and couples who want a house, a garden and a tram stop, and who do not need to be in the thick of the city. If you want nightlife on your doorstep or a new-build flat, look at Ancoats instead.

From Matthew
The tram is the main way in. Prestwich, Heaton Park and Besses o' th' Barn stops are all on the Bury line, which runs straight through the city centre via Victoria and St Peter's Square, and the service is frequent through the day. Buses run along Bury New Road into town. By car the M60 is a couple of minutes from the village, which puts the airport, Bolton, Bury and the wider motorway network within easy reach, though the run into the centre along Bury New Road is slow at peak times. Most streets have unrestricted parking, which is one of the practical advantages over the south side. The journey times on this page are measured from the pin on the map to St Peter's Square.
What to check in Prestwich
- Check which council the exact address falls under, as Prestwich is in Bury but the boundary with Manchester runs close by and affects council tax and school admissions.
- Walk the route to your tram stop; Prestwich, Heaton Park and Besses are spread out and the right one depends on the street.
- Houses here are mostly older, so check the boiler age, the EPC and whether the windows are double glazed.
- Ask about the garden: who maintains it, and whether it is included in the inventory.
- Streets near Bury New Road are busier and noisier; a few roads back is quieter.
- If schools matter, check admissions distances from the exact address, as the popular primaries fill from close by.
- Confirm whether the house is let furnished or unfurnished; unfurnished is more common here than in the city.
- Check the broadband speed at the address, as it varies street by street in the older housing.
