Heaton is the value option of the three and the one people find once they have lived in Newcastle for a bit. It is two miles east of the centre, it has Chillingham Road and Heaton Road for independent shops and cafes, and it has Heaton Park and Armstrong Park running into Jesmond Dene, so you get the same green space as Jesmond from the other side.
The housing is mostly Victorian and Edwardian terraces, including the Tyneside flats the area is known for, where a house is split into an upstairs and a downstairs flat each with its own front door. Houses have small gardens or yards; driveways are rare.
It is noticeably cheaper than Jesmond for a similar house, it has fewer students, and it has a more settled, mixed feel. It is where I show couples and young families who want a house and a short commute without paying for the postcode.
