Fulford is the family suburb I recommend most often in York. It is a village two miles south of the centre along the river, it has a main street with the basics, it has the university and the science park on its doorstep, and it has the schools that most families moving to York ask about by name.

The housing is a mix of big Victorian and Edwardian houses on the roads near the river, 1930s semis and later estates further back, and some flats in converted houses. Gardens are normal and driveways common on the later streets.

It is one of the more expensive parts of the city and good houses go within days. Catchments for the popular schools are tight, so check the exact address.

  • Check school admissions distances from the exact address.
  • Ask about flooding history on the streets nearest the river; Fulford Ings floods and the houses mostly do not, but ask.
  • Ask about parking; the older streets are on-street.
  • On the big Victorian houses check the EPC and the heating bills.
  • Ask how long it has been on the market; the good ones go fast.
