Sheffield is the big city that people in the south still think of as a steel town, and it is the one I most enjoy correcting them on. It is a city of hills, trees and parks, with the Peak District starting at the end of the tram line, and it is the cheapest of the big English cities to rent in by some distance. I have placed people here for the universities, the hospitals and the advanced manufacturing employers out towards Rotherham, and it has one of the highest stay rates of anywhere I work.

The shape of it matters. The centre is small and has only recently become somewhere people live. The south west of the city, up the hill towards the Peak, is where the money and the family housing is. The north and east are cheaper and more mixed, with pockets that have come up a long way in ten years.

I have picked three areas that cover the usual briefs: Kelham Island for city living, Nether Edge for families who want a leafy suburb with good schools, and Hillsborough for people who want a house and a garden on a sensible budget. None of this is a ranking. The figures are from live listings and public data, and the Blueprint works out which one fits you.
